What Is Proposed?

Richborough intends to submit an outline planning application to Ribble Valley Borough Council for residential development at Land North of Pendle Road, Clitheroe.

The application will seek approval for up to 210 new dwellings.

The Development Framework Plan depicts how the Site could be laid out.

The key elements of the proposal are as follows:

  • 5.62 ha of land developed for new homes, and 3.47 ha for open space, play space and landscaping

  • Up to 210 new dwellings to positively contribute towards meeting local housing need

  • At least 30% affordable homes, accessible to local people in need

  • A mix of housing tenures to suit different households

  • Significant areas of open space, including linear open space features to break up development blocks, and a large area of open space in the north east of the Site which preserves existing vegetation, and a central common

  • A network of walking routes, cycling routes, a focal square, a woodland trail, trim trails and children’s play area

  • Sustainable Urban Drainage Systems in the form of water meadows
